Paid services terms (CGV)
Updated on: 28.03.2026
These Paid Services Terms govern the ordering, payment for and use of paid services on the LetFlat.net platform.
This document applies in addition to:
- the Terms of Use,
- the Listing Publication and Moderation Rules,
- the Privacy Policy,
- the Cookies and Tracking Policy,
- the other platform documents.
0. Current status of the payment infrastructure
As of the publication date of this version, automated online checkout and payment collection via Stripe are not yet active on the platform.
This document applies to paid services to the extent that a specific service is actually offered on the platform and presented to the user for ordering or separate approval.
Certain platform functions, including listing bumping, may already exist in the interface within the current product configuration or a test mode without a separate online checkout. The presence of such a function in the interface does not mean that, as of the publication date, a separate charge is already being collected through an automated payment flow.

- other persons where expressly provided for by the platform interface or a separate offer.
2.2. Some services may be available only to registered users.

3. Types of paid services
The platform may provide, in particular, the following paid services:
3.1. Bumping a listing higher in the list
A service intended to increase the visibility of a listing within the platform’s ranking logic.
3.2. Highlighting a listing
A service intended to visually distinguish a listing from other listings on the platform.

4. Nature of the services
4.1. LetFlat paid services are technical, informational and/or digital services of the platform.
4.2. Unless expressly stated otherwise, LetFlat paid services:
- are not legal services;
- are not financial services;
- are not real estate brokerage services;
- do not guarantee any result;
- do not guarantee that a transaction will be concluded;
- do not guarantee the finding of a tenant or accommodation.
4.3. Document-related services do not constitute legal, immigration, financial or other professional advice.
5. Price information
5.1. Where a specific paid service is actually offered for purchase through the platform interface, its price is indicated on the platform before payment.
5.2. At the current stage, the platform is not declared as a VAT payer under the model indicated by the operator.
5.3. The user understands and agrees that, depending on the category of service, the status of the buyer, the country, the tax regime, the payment infrastructure settings or the law, taxes, charges or other mandatory amounts may be added to the price where required by applicable law.
5.4. Before the order is completed, the user must see the final price payable where the order is processed through an active online checkout of the platform.
5.5. For consumers, the price on the website should be displayed clearly, transparently and generally in euros and inclusive of all applicable taxes where required by French rules on distance selling.
5.6. Separate commercial conditions may apply to advertisers and professional users upon request.
6. Ordering procedure
6.1. If a self-service checkout is active for a specific service, the user selects the available paid service on the platform and follows the ordering steps in the interface. In other cases, ordering or activation may take place through separate approval.
6.2. In the case of a self-service order through the platform interface, an order is deemed completed after:
- selection of the service,
- confirmation of the conditions,
- pressing the order/payment confirmation button,
- successful payment, where the service does not require separate approval.
6.3. For services requiring separate approval, including advertising, the platform may:
- accept the request;
- request additional materials;
- agree individual terms;
- refuse placement without giving reasons.
6.4. The platform may refuse to activate a service or cancel an order where it has reasonable grounds to believe that the order breaches the law, platform rules, third-party rights or creates a legal, technical or reputational risk.
7. Means of payment
7.1. Once online payment is activated, the platform intends to accept payment for paid services via Stripe.
7.2. Once the relevant payment flow is activated, Stripe will act as the payment provider and part of the payment data will be processed under its own terms and policies.
7.3. The platform is not required to store the user’s full payment details where those details are processed and stored by the payment provider.
7.4. The platform may use automatic charging, subscriptions, renewals or repeat payments only where this is clearly shown to the user before the order is placed and is compliant with applicable law.
8. Start of the service
8.1. Where a service is activated automatically within an active payment flow, it is deemed to start when the system activates it after successful payment.
8.2. For listing promotion and highlighting, the service starts when the corresponding function is actually activated on the platform.
8.3. For document-related services, the service starts when processing of the user’s data is launched after confirmation by the user.
8.4. For advertising, the start date is determined separately, either from actual publication of the advertising material or from another expressly agreed date.
9. Duration of paid services
9.1. The duration of each service is determined by its description on the platform or by a separate commercial offer.
9.2. Paid services may be:
- one-off;
- time-limited;
- periodic;
- subscription-based.
9.3. Where a subscription is involved, the conditions for renewal, termination and payment must be stated separately and clearly before the subscription is entered into.
10. Right of withdrawal (rétractation) and no-refund principle
10.1. General principle
If the purchaser is a consumer and the service is bought remotely, a 14-day withdrawal right may apply unless the law provides an exception.
10.2. Important exception for services started at the user’s request
If the user expressly requests immediate performance before the withdrawal period expires and the service actually starts immediately after payment or confirmation, refund rights may be limited to the extent permitted by applicable law.
10.3. LetFlat policy for services actually rendered
The user understands and agrees that:
- after actual activation of listing bumping;
- after actual activation of listing highlighting;
- after actual launch of a document-related service;
- after actual publication of advertising;
the service is deemed to have started or to have been rendered in the relevant part.
10.4. No refund after service has been rendered
After a service has actually been rendered, no refund is available to the extent permitted by applicable law.
10.5. No guarantee of results
The platform does not guarantee the effectiveness of promotion, highlighting, advertising or document-related services, including:
- number of views;
- number of responses;
- rental of the apartment;
- finding a tenant;
- acceptance of a dossier by third parties;
- commercial effect of advertising.
The absence of an expected result does not in itself justify a refund.
11. Refusal to provide the service and order cancellation
11.1. The platform may refuse to provide a service, cancel an order or stop performance where:
- the user breaches platform documents;
- the order is linked to unlawful or prohibited activity;
- the service is used for an improper purpose;
- the advertising relates to a prohibited category;
- the order creates a technical, legal or reputational risk;
- the user provided inaccurate information;
- there are grounds to suspect fraud or abuse.
11.2. If the service was not actually activated and did not start because of the platform, the refund issue is resolved in accordance with applicable law and the factual circumstances.
12. Special conditions for advertising
12.1. LetFlat may accept or reject advertising at its discretion.
12.2. The platform may remove or stop advertising at any time where:
- a complaint has been received;
- there is a risk of breach of law;
- the advertising breaches platform documents;
- the advertising falls within a prohibited category;
- the advertising creates a reputational risk for the platform.
12.3. Advertising related in particular to the following is prohibited on the platform:
- alcohol;
- tobacco and vaping products;
- medical products and food supplements;
- financial services;
- gambling;
- crypto products;
- adult services;
- weapons;
- other categories the platform considers unacceptable.
12.4. The platform does not guarantee any specific advertising outcome.
13. Special conditions for document-related services
13.1. Document scanning and dossier assembly are technical tools.
13.2. The platform:
- does not guarantee the legal suitability of the result;
- does not guarantee acceptance of the result by third parties;
- does not provide professional advice;
- is not responsible for which documents the user decides to upload or generate.
13.3. The user remains solely responsible for the lawfulness, accuracy and propriety of the uploaded materials and generated documents.
14. Payment records
14.1. Where online payment or separate billing is used for a paid service, information about payment and the fact that the service was rendered may be confirmed by:
- electronic confirmation;
- an e-mail notification;
- data from the payment provider;
- an internal platform record;
- an invoice / receipt / other accounting document where relevant to the service and platform settings.
14.2. The platform may determine separately the format of accounting documents issued to users, subject to applicable accounting and tax rules.
14.3. In France, an electronic contract of 120 € or more may need to be archived by the seller for 10 years in the cases provided for by e-commerce rules.
15. Platform liability
15.1. LetFlat provides paid services within the limits of the platform’s actual technical capabilities.
15.2. The platform is not liable for:
- the commercial effectiveness of the service;
- decisions of third parties;
- user conduct after service activation;
- technical failures caused by external providers where the platform acted reasonably;
- losses caused by inaccurate data supplied by the user;
- inability to use the service caused by the user’s acts or omissions.
15.3. Nothing in this document excludes or limits liability to the extent that such liability cannot be excluded by law.
16. Complaints and support
16.1. For any matter relating to paid services, the user may contact: rills@rills.top
16.2. Before referring the matter to a mediator or a court, the user must first contact platform support and attempt to resolve the matter directly.
17. Consumer mediator
17.1. If the purchaser of a paid service is a consumer, they may, after an unsuccessful attempt to resolve the dispute directly, refer the matter to the consumer mediator to which the professional belongs.
17.2. French rules require the professional to indicate on the website and in the CGV the contact details of the mediator to which it is affiliated.
17.3. Before the full public B2C launch of paid services in France, LetFlat must designate the relevant mediator and publish the corresponding details in this section.
18. Applicable law
18.1. These Paid Services Terms are governed by the law determined in accordance with applicable conflict-of-law rules and mandatory consumer protection provisions.
18.2. If the purchaser is a consumer, no provision of this document deprives them of the protection afforded by the mandatory rules of the country of their habitual residence where such rules apply.

19.1. LetFlat.net may amend these Paid Services Terms.
19.2. The current version is published on the website and applies from the date of publication unless otherwise stated.
